We are currently in the process of building a house, it's not the first time we are building and everything is documented either via email and contemporaneous notes kept in a diary of any phone conversation, things such as what was discussed, what was the outcome of discussion, who was present during the discussion, etc etc.

We been caught out before, so we have now learned to document everything as memories get hazy as time goes on and more stuff happens.
Totally agree, when you are face to face you can read their body language and their faces to see when they're lying to you.
I'm also a little OCD on keeping emails etc for everything from real estate to speaking to Telstra, comes in very handy at times.

Great advice from all , much appreciated is Rob Herrod , and thank you Nuthin Facy for your input . A full refund of the initial trans purchase and subsequent purchased components has been thankfully offered and accepted . Now back to the pub cause I've got break issues I just know you guys have been there and done that .
Cheers
